Is Vertex Capital a bank?
No, Vertex Capital is a private lender. We are not an Authorised Deposit-taking Institution (ADI) and do not take deposits from the public. Our funding comes from private investors and wholesale funds, allowing us to offer faster, more flexible lending solutions.
Loan Terms & Rates
What interest rates do you charge?
Our interest rates start from 8.25% p.a. The actual rate depends on several factors including LVR, property type and location, loan term, and borrower profile. We provide transparent pricing with all costs disclosed upfront - no hidden fees or surprises at settlement.
What is the maximum LVR available?
We offer up to 75% LVR on residential property and up to 70% LVR on commercial property. The actual LVR available depends on property type, location, condition, and the overall deal structure. For development finance, LVR may be calculated on end value (Gross Realisation Value).
What loan terms are available?
We offer loan terms from 1 month to 24 months for most products. Bridging finance is typically 3-12 months, while business purpose loans may extend to 24 months. Extensions are available subject to review and satisfactory conduct.
Do you charge exit fees?
No, Vertex Capital does not charge early exit fees or penalties. You can repay your loan at any time without additional costs. We believe in transparent pricing and don't penalise borrowers for repaying early.
What fees are involved?
Typical fees include an establishment fee (usually 1-2% of loan amount), legal fees, and valuation costs. All fees are disclosed in your term sheet before you commit. There are no hidden fees, application fees, or ongoing service fees.
Application Process
How fast can I get approved?
Vertex Capital provides indicative term sheets within 12 hours of receiving your scenario. Once you accept and provide complete documentation, formal approval typically takes 24-48 hours. Settlement typically occurs within 1-3 weeks for straightforward deals.
What documents do I need?
Basic requirements include: identification documents, property details (contract of sale, recent valuation or comparable sales), evidence of exit strategy (pre-approval letter, sales evidence), and for business purposes, basic company/trust documents. We focus on the property security, so income documentation is minimal compared to banks.
Do you require a valuation?
Yes, we require a valuation for all loans. For standard properties, we can often use a desktop or kerbside valuation to speed up the process. For complex properties or higher LVRs, a full internal inspection valuation may be required.
Can I apply if a bank has declined me?
Yes, absolutely. Many of our clients come to us after bank declines. Common reasons banks decline that we can often assist with include: credit history issues, complex income structures, non-resident borrowers, unusual property types, and time pressure. We assess each deal on its merits.
What is the typical settlement timeline?
Settlement typically takes 1-3 weeks from formal approval, depending on the complexity of your deal and property type. For straightforward residential purchases with complete documentation, we can often settle faster. Factors affecting timeline include property valuation, legal documentation, and any special conditions. We work closely with you to expedite the process where possible.

What property types do you accept?
We accept a wide range of property types including: residential houses and units, commercial properties (retail, office, industrial), vacant land, rural/semi-rural property, development sites, and specialist properties. Location and marketability are key considerations.
Do you lend on second mortgages?
Yes, we can consider second mortgage positions where there is sufficient equity and a clear exit strategy. Second mortgages typically attract higher rates to reflect the increased risk. We assess total debt against property value.
Do you lend Australia-wide?
We lend on property located throughout Australia, with a focus on metropolitan and major regional areas. For remote or highly specialised properties, we assess each deal individually based on marketability and exit strategy.
For Brokers
Do you pay broker commissions?
Yes, we pay competitive upfront commissions to accredited brokers. Commission rates depend on the product and deal structure. Contact us to discuss our broker program and commission schedule.
How do I become an accredited broker?
Accreditation is straightforward. You need to hold a current ACL or be a Credit Representative, complete our simple accreditation form, and submit a test scenario. Most accreditations are completed within 24 hours.
Do you have a broker portal?
Yes, accredited brokers have access to our online portal where you can submit scenarios, track applications, and access loan documents. The portal provides real-time updates on your deals.
